A lot of buyers ask me — what can I actually buy in Playa Vista for under $1M? Here’s what the market actually looks like in 2026!

I’m Alicia Rivett with The Agency Beverly Hills, and I specialize in Silicon Beach real estate, including Playa Vista, Marina del Rey, and the Westside. In today’s blog, I’m breaking down exactly what you can buy in Playa Vista under $1M, who the city is a good fit for, and what to expect in the current market.

So first, a quick overview — Playa Vista is one of the most desirable communities in Silicon Beach, known for its walkability, newer construction, and tech-driven hub.

Most listings here range well above $1M, so when you’re shopping under that price point, you’re primarily looking at condos rather than Single-family homes or townhomes.

WHAT YOU CAN BUY

In the $600K to $1M range, here’s what you’ll typically find:

You’re mainly looking at one-bedroom condos, usually ranging from about 600 to 1,150 square feet. Then the two-bedroom condos usually range from 900 to 1300 sqft. 

Now let’s get a little more specific, because in Playa Vista, the street and building really matter.

I’ll break down the specific pockets in Playa Vista, because where you buy here really impacts both lifestyle and value.

SPECIFIC STREETS

Starting with Pacific Promenade and Runway Road — this is really the heart of Playa Vista. You’re within walking distance to The Runway, so you have immediate access to Whole Foods, The Resort & CenterPointe gyms, and local restaurants. Because of the location and amenities within closer proximity, these units tend to be more competitive and can push toward the top of that under $1M range.

Now, Seabluff Dr is actually one of the more centrally located pockets, just minutes from Runway, local Italian and sushi restaurants located nearby, and next to Coffee Bean, the local nail salon & spa, dry cleaners, & the sports bar Gulp. It offers a great balance — you’re close to everything, but it still feels a bit more residential with access to green space and walking paths. For a lot of buyers, this is a really desirable combination.

Then you have Playa Vista Drive, in this area, you can often find a bit more value here in terms of price per square foot. It’s still very central, but not quite as directly walkable to Runway as Pacific Promenade.

Moving over to Crescent Park, this pockets feel a bit more residential and tucked away. You’ll notice more green space, walking paths, and a quieter overall environment. These are great for buyers who want that neighborhood feel while still being part of Playa Vista and perhaps have kids or a dog and want to have nearby lawn access for their pups or kids to play. This street tends to attract buyers looking for a more peaceful setting in Playa Vista. 

And then there’s Agustin Place, which is one of the more hidden pockets. It’s a little more private, a little less foot traffic, and can feel more removed from the busier areas. For some buyers, that’s a huge plus — especially if you want a quieter home environment while still being just minutes from everything.

So overall, if you want to be in the center of the action, you’re looking at Pacific Promenade, Runway Rd, & Seabluff Dr. If you’re more value-driven, Playa Vista Drive can be a great option. And if you’re looking for something quieter and more residential, Crescent Park and Agustin Place are definitely worth exploring.
