Living in Playa Vista – Pros, Cons & Real Costs in 2026

Thinking about moving to Playa Vista? This is one of the most talked about neighborhoods in Silicon Beach — but it’s definitely not for everyone.

In this blog, I’m breaking down the pros, the cons, and what it actually costs to live here in 2026 — so you can decide if it’s the right fit for you.


I’m Alicia Rivett, a local Real Estate Agent here in Silicon Beach. I help clients buy and sell in Playa Vista, Silicon Beach, & the Westside. Now let’s get into what it’s really like living in Playa Vista!


WHAT IS PLAYA VISTA?

Playa Vista is a master-planned community on the Westside of Los Angeles, right next to Marina del Rey and about 10 minutes from LAX. It’s bet known as the tech hub of LA, with companies like Google nearby, along with a lot of growing startups. The overall vibe here is very clean, modern, and walkable. Honestly, it almost feels more like a mini Silicon Valley or Irvine than a traditional LA neighborhood.


PROS

One of the biggest pros of living in Playa Vista is the walkability. You can walk to coffee, restaurants, local gyms, and even Whole Foods & CVS. That’s something you really don’t get in most parts of LA.

Another major benefit is the strong sense of community. There are parks throughout the neighborhood, community events, and farmers markets, so it feels very neighborhood-oriented.

You also get newer construction. Playa Vista was constructed starting in the  early 2000s, which means more modern layouts, updated finishes, and generally less maintenance.

Amenities are another big plus. Included with your HOA dues are access to Playa Vista’s CenterPointe & Resort which features resort-style fitness center, pool, & spas. 

And finally, if you work in tech or anywhere in Silicon Beach, your commute time could be as short as 5 to 10 minutes, which is a huge lifestyle upgrade in Los Angeles.


CONS

Now let’s talk about the cons — because there are a few you definitely want to consider.

The biggest one is HOA fees. Depending on the building, these can range anywhere from around $500 to over $1,000 per month. On top of the Playa Vista city HOA fee, also known as the PVPAL HOA fee, which is $375 per month. 

Another thing to keep in mind is that it doesn’t feel like “classic LA.” If you’re looking for charm, character, or older architecture, this area can feel a bit too planned or uniform.

If you live in Phase 1 of Playa Vista, the condos built from 2003 - 2011, you also pay Mello Roos property tax which is an additional property tax on top of LA city tax. The Mello Roos property varies depending on the sqft of your unit. 

And lastly, inventory can also be limited. Because it’s a smaller, master-planned community, there aren’t always a ton of homes available at any given time.


REAL COSTS

Now let’s talk about what it actually costs to live here — because this is where a lot of people are surprised.

For a one-bedroom condo, you’re typically starting as low as the $600k range, up to $1.2M varying on the square footage. 

For a two-bedroom condo, that range is $800k on the lower end up to $1.3M, varying on the sqft.  

Townhomes are generally between $1.2 and $2.2M. 

And Single-family homes typically start around $2M and can go up to $5M. 

On top of the purchase price, you’ll also want to factor in monthly HOA dues, which can range from about $500 to over $1,000 per month varying depending on the building. Plus the Playa Vista city HOA fee, also known as the PVPAL HOA fee, which is an additional $375 per month. 

Property taxes in Los Angeles are roughly 1.25 percent annually, plus the Mello Roos Tax for units in Phase 1 as discussed. 

So when you look at the full monthly cost, the higher HOA dues and Mello Roos taxes need to be taken into consideration. 


WHO IS PLAYA VISTA FOR

Playa Vista is a great fit if you want walkability in Los Angeles, prefer newer, low-maintenance living, work nearby in Silicon Beach, and like a clean, organized community feel.

It may not be the best fit if you’re looking for a backyard, prefer character properties, or want to avoid higher HOA fees.
